About the villa
As our guest you have access to all community facilities including: pool, kids splash pool, lazy river, playground, arcade, hot tub, volleyball court, tennis and basketball court, gym and store.
8 bedrooms, 4 king, 1 queen and three twin (which can convert in to king beds) and 6 bathrooms. Downstairs is open plan with dinning area (seats for 16 guests), lounge, fully equipped kitchen and sliding doors to go out to the pool area. 1 King (ensuite) and 1 Queen bedroom (1 bathroom next door) are downstairs.
Upstairs we have a second lounge area with playstation 4 and foozeball, 3 king rooms, 3 twin rooms and 4 bathrooms (2 ensuite, 1 jack and jill style between a king room and a twin and the other in between the other twin room).
We have a private SW facing pool and spa and are situated in a small cul de sac only a 2 minute walk from the main clubhouse.
Welcome to our fabulous brand new 2016 contemporary 8 bedroom, 6 bathroom executive family vacation rental home (8890 Menton Loop, Kissimmee, FL 34747) with large private spa/pool near to DISNEY in the secure gated community Windsor at Westside with extensive amenities (free for our guests to use). Our villa easily accommodates up to 16 people plus 1 infant comprising of:
4 King Bedrooms with en-suite bathrooms (one shared)
1 Queen Bedroom with en-suite bathroom
3 Double Twin Bedrooms (or can convert to 3 short King (75″) bedrooms) with shared bathrooms.
It is truly a home from home with all the home comforts you would expect and much more.
Our luxury vacation home is on one of the largest plots in this brand new gated community Windsor at Westside (opened January 2016).
It is a much more modern and updated version of the nearby sister developments of Windsor Hills and Windsor Palms (now over 20 years old and some what dated).
Windsor at Westside is ideally placed just 5 miles away from the edge of the Disney World estate with easy access to the new quieter west side entrance.
The surrounding road network makes it easy to travel to all the Theme Parks and shopping malls Orlando has to offer with many golf courses only a short distance away. Centrally placed mid-way between the Gulf and Atlantic coasts of Florida it is ideally place for easy day trips to either coast.
Our property is just a 2 minute walk away from the club house and its fantastic free amenities (large pool, kiddies pool/splash area, hot tub, lazy river, kiddies play area equipment, football pitch, beach volley ball pitch, tennis court, basket ball, well equipped gym, arcade, shop, tikki bar etc.) which can be viewed from the villas back garden.
It is one of the few properties with a South West facing pool and spa to ensure you get the sun until dusk. Both the pool and the spa can be heated for those cooler winter months or simply to make the spa hot.

Windsor at Westside is a brand new gated community located just off state road 192 and near highways I-4, U.S. 27, 429 and just few miles west from Walt Disney World and within easy reach of Orlando’s world famous attractions.
Windsor at Westside is on Westside Boulevard where Florence Villa Grove road and North Goodman road intersect with highway 27 to the west, the I4 to the south, the 192 to the north and the 429 to the east. It allows easy access to local roads and main thorough-fares to get around quickly in and around the Orlando area.
The community is located close to shopping and dining outlets with Publix Supermarket/ local medical centre / bank only a 5 minute drive away down Florence Villa Grove road to highway 27. The community is only 30 miles from the Orlando International Airport.

* Triple sliding doors leading out to the impressive SOUTH WEST FACING Pool (26′ x 13′) and Spa with complete outdoor furniture and pool toys under a covered Lanai. For a small extra cost the spa and pool can be heated and a clean grill delivered. Outdoor furniture two tables, 12 chairs, 4 sun lounges and one sectional sofa.
* Bedroom 1 – King master suite with en-suite with private pool access and two walk in wardrobes. We also have a crib / cot and high chair for guests to use. LED Smart 32 inch TV with cable channels and internet access.
* Bedroom 2 – Queen bedroom with en-suite. LED Smart 32 inch HD TV with cable channels and internet access.

Double Garage converted in to a games room with a dart board, pool table and air hockey which converts into a table tennis table.
* Security Alarm system with Away and Stay modes so you can arm all the sensors when you are away from the property or just the doors and windows when you stay at home. The system also has a chime to let you know when someone opens a window or door.
* Smoke detectors throughout the building, two fire extinguishes and a fire blanket.
* Loft living area with large sectional sofa, desk, table and chairs 60″ LED SMART HD TV, cable channels, Playstation 4, 2 hand sets with separate charger for wireless use, plus SMART Keyboard to more easily surf the internet or add comments on social media.
* Table and 4 chairs for playing board games or snacking plus desk for study.
* Shuffle board table, foosball, mini kitchenette with drinks fridge and popcorn maker. We also have a selection of video games, board games and DVDs to keep your family entertained.

* 3 Double Twin bedrooms (which we can convert in to a short King bed) with shared bathroom facilities, each containing LED Smart 32 inch HD TV with cable channels and internet access.
- Nightly rates are £225 to £370 per night depending on season. Please note all UK and American Holiday periods are classified as Peak times.
- All Sales and Tourist Tax are already included in the above quoted nightly figures.
- All bookings will incure a £250 departure clean fee.
- Payment accepted in either USD or GBP . Payment can be made by cheque or bank transfer. Upon reciept a booking confirmation will be issued.
- Please note: US$ currency conversion rate will be given upon enquiry/booking and will reflect current rates.
- ADDITIONAL COSTS
- A minimum 10% deposit is required to secure your booking, of which £250 is Non refundable.
- Balance will be due 60 days prior to check in plus a refundable security deposit of £300 will be required.
- Pool heat is available at £35 per day or £200 per week (recommended October-April).
- Check in time is 4pm and Check out time is 10am. Late check out may be possible for a fee depending on when the next guest arrives.
